What Should Your Four-Bedroom Nashville Vacation Rental Be Earning?

Nash Rentals • October 22, 2026

Two four-bedroom homes in the same Nashville neighborhood can finish the year thousands of dollars apart in revenue. They may have the same number of beds and similar finishes, and still get very different results.

The gap almost never comes down to one thing. It’s pricing, the listing, how well the home is kept up, and how well the home fits the guests it’s trying to attract. Here’s how to find out where yours stands.

What Four-Bedroom Homes in Nashville Are Earning

Across the 127 properties we manage, a well-run four-bedroom Nashville rental typically sees:

Average nightly rate $580 - $600

Occupancy 58% - 60%

If your home falls below these ranges, you’re probably leaving money on the table. If it’s at the top, the next step is protecting that position.

Why Four Bedrooms Is Different in Nashville

Nashville runs on group travel: bachelorette parties, family reunions, wedding parties, friends in town for a concert or a game. A four-bedroom home is the right size for those groups, but it competes for them differently than a studio downtown does.

  • Location matters, but not only distance to Broadway. Homes in East Nashville, Germantown, The Gulch, 12South and Wedgewood-Houston each attract different guests.
  • Sleeping arrangements sell the booking. Groups compare bed counts, private bathrooms and how the beds are split before they compare photos.
  • Your permit type affects your strategy. Owner-occupied and non-owner-occupied permits come with different rules, so make sure your operations match what your permit allows.

Look Beyond Occupancy

A full calendar can hide a pricing problem. Review these four numbers together:

  • Occupancy: How many available nights were booked?
  • Average daily rate (ADR): What did you earn per booked night?
  • Revenue per available night (RevPAR): What did you earn across all available nights? This is the best single measure of performance.
  • Net operating income: What was left after cleaning, supplies, maintenance, utilities, taxes and fees?

Keep the math consistent. Owner stays, blocked dates and cleaning fees can make comparisons misleading if you handle them differently each month.

A Quick Self-Check

If you answer “no” or “not sure” to two or more of these, your home likely has room to earn more:

  1. Do you know your RevPAR for the last 12 months, and how it compares with similar four-bedroom homes?
  2. Do your rates change automatically for big events, weekends and booking lead time?
  3. Does your first listing photo show what makes your home different, not just the exterior?
  4. Do your last 20 reviews avoid repeated complaints about cleaning, noise or maintenance?
  5. Does your manager show you why pricing decisions are made, not just the results?

Fix the Right Problem First

Before you spend on renovations, find out what’s actually holding the home back. New photos, a clearer bed layout or more consistent cleaning often bring a faster return than a kitchen remodel.

Know What Your Management Is Delivering

You should know how pricing decisions are made, how maintenance gets approved, how guest issues are handled, and what your monthly reports include. A good manager explains the results and what they’re doing to improve them.
